Fulton & Market Towers: The Future of the Grand Rapids Skyline

The surface parking lots at the corner of Fulton and Market have sat quiet for decades. Now, they’re set to become the most dramatic development Grand Rapids has ever seen.

The Fulton & Market redevelopment will reshape nearly 7 acres into a $740 million mixed-use district, introducing the city’s first true skyline and marking a shift toward vertical, urban living in the heart of downtown.

At the center of the project:

A 43-story residential tower, which will be the tallest building in Grand Rapids
A 27-story hotel and condo tower
A 21-story office building
595 apartments and 76 for-sale condos
Rooftop dining, retail space, and public plazas

A new riverwalk connection to the city’s growing waterfront corridor

Developers Flaherty & Collins are also committing $8.5 million to the city’s affordable housing fund, while the city is planning to redirect nearly $32 million in future tax revenue to support infrastructure and environmental cleanup for the site.

Why this matters:
This isn’t just about tall buildings. It’s about turning a gateway corridor into a livable, walkable extension of the city center linking the downtown core with the future riverfront amphitheater. For years, this area has been mostly surface lots. Now, it’s positioned to become one of the most active and connected zones in Grand Rapids.

The project also signals a shift in development mindset. Rather than pushing growth outward, Grand Rapids is doubling down on urban density, mixed-use living, and public space, all within walking distance of major cultural, entertainment, and business hubs.
